I remember back when this number was meaningful...

These days the (magic) math used to compute it is far beyond a simple x% of people in the market make enough money to qualify for the median price home.

It is like the new unemployment numbers. If you are out of work for >30 days you are not unemployed, you just don't have a job!

The only problem with that is some median home prices depending on the state is $500K. You very seldom will find a decent home for $250K unless your getting a condo in California. The problem we faced with this crisis partly came from lenders lending with 100% financing. When the market plummets again, which it always does, people with 100%/Zero Down Financing will be upside down again.

I am a Realtor in the Sacramento area and I realize that much of coastal CA and parts of the East Coast have higher median home prices. This program is national however, so for much of the country, it can contribute all of the down payment or more. It seems that we are just playing the same old financial shell game. Close one door and then open ... See Moreanother. Also, if this is being used to stimulate the real estate market, what happens when it ends? I think Cash for Clunkers is a good example of what will occur to home sales when they end the program. Does that mean the tax credit will not to go on forever?
