The Senate will most likely approve an extension for the $8,000 First-Time Homebuyer Tax Credit until March 31, 2010.

There is news today that they are looking at extending the $8000 credit if under contract by 4/30/10 and close by 6/30/10. Also some other $6500 credit for folks who moved for a job and can't sell their home they left.

Assembly Bill 472 (Rep. Zepnick, Democrat-Milwaukee) is intended to address mortgage problems associated with faulty appraisals. We support that intent. However, as drafted this bill would prohibit real estate licensees from providing an opinion on a property’s value for purposes other than a listing or a sale.

This... bill would hurt consumers as well as Realtors. A real estate licensee would be prohibited from giving an opinion about a property’s value for such purposes as a divorce, insurance, challenging a property tax assessment, or any other purpose unrelated to a real estate transaction.

I also support the intent of Bill 472. There is a need to address appraisal issues. I also believe that there have been many situations where a real estate broker has given an opinion of value when there really should have been a full appraisal. As far as valuing a property for divorce, insurance, etc - unrelated to a transaction, I'm not sure ... Read Morewe should be doing that. Our business is the SALE of real estate, not giving opinions of value for other situations. We have different laws in Michigan vs Wisconsin. MI is a little more strict about when and who can provide BPO's. I'd like to read the entire bill before deciding exactly how I feel about it, and I plan to find as much info online as I can. So there's my 2 cents' worth.

and the last several years appraisers have been a huge part of the real estate problem. They have colluded with mortgage brokers to inflate appraisals to loan for home equity. Even here in the Valley. We had an appraisal 4 years ago for $698,000. Probably $300,00 more than any agent would list our house for. I trust an agent more. They get their income from sales. Appraisers used to make more money "helping" loans go through. With no responsibility.

Hi Rob! Next Brokers is December 15-18. I just finished one a week ago. If you're in a hurry, there is my online course that you could do in a few days. Most likely I'm told revised requirements for a brokers license will go into effect at the end of next year.... double the hours and work for a year or 2 before getting brokers license.
