Q&A: Christian Völkers Source: Daily Business Review Bullish European broker sets up shop in Miami South Florida has long been a favorite of wealthy Europeans looking to buy luxury residential properties. But as the global recession took its toll, even the rich cut bac...k on deals. But as word spreads to Europe that South Florida’s residential market might be reaching a bottom, affluent Europeans looking to invest or to buy second homes are giving the region a look, according to Christian Völkers, founder and chief executive officer of Germany-based real estate brokerage Engel & Völkers. With that in mind, Völkers launched an office in Miami last week on the ground-floor of The Club at Brickell Bay condominium tower. The office will be run by veteran industry executive Phillip Yaffa and international entrepreneur Jose Luis Bueno. Yaffa and Bueno’s familiarity with the region will help the firm learn about the market and the competition, Völkers says. Like their U.S. counterparts, affluent European buyers sense that prices aren’t going to be getting much lower and relative bargains await. For now, Engel & Völkers plans to focus on the residential properties in South Florida because that’s what his firm’s clients are looking for, Völkers says. But he expects commercial real estate to become a priority of the local office later. Völkers spoke to the Daily Business Review last week. The interview has been edited for length and clarity. The full interview can be heard on DailyBusinessReview.com. Why is Miami suitable for the company’s U.S. expansion? The strategy of our company is to follow the wishes of our clients. We started our business in Germany and expanded all over Europe. A lot of our European clients are interested in either buying or selling a property. They are interested in Miami and places like New York, Boston and California. So Florida is part of our international focus. I think there is a general interest in America from European investors. Of course the last two years affected the real estate market in Germany as well as all over Europe. People who are now coming to America [from Europe] see there’s huge opportunities to buy properties. We have a lot of buyers either looking for investment opportunities in South Florida, combined with the intention of having a second home. Will the Miami office get involved with commercial real estate? We believe in being specialized and not trying to compete on both sides initially. When starting in a market like this we always start on the residential side. Later on our clients in new markets become interested in commercial properties. That will take a couple of years here. How does your firm plan to compete with residential brokerages that have been in South Florida for decades? Companies like ours specialize in international exposure and can offer tremendous services to potential sellers. We can provide access to the European market. Despite the fact that the market is slow right now for the U.S. and prices have dropped a lot, it is a favorable situation for us to step into. When the market is booming, a taxi driver sells his house to a hotel operator without using third parties. That is not the case right now. You have to have a lot of knowledge and a lot of access to the right people. A lot of our competitors have tremendous knowledge of the local market but not so many have access to the European market. Europe has countries that are doing very well, like Germany, which has a lot of cash around, Switzerland and also Italy. People [in Europe] are looking for international opportunities. We have a big network there and can offer, sometimes, the right buyers. We have gotten a lot of knowledge of the local market by doing a huge amount of research. In terms of competing, we won’t be more expensive than local companies but we will not be cheaper than they are. Has the global recession weakened the appetite of European investors to buy homes in South Florida? For European buyers there are two big advantages: one is a strong euro, which makes it relatively cheap to buy something here. The other is that prices have dropped off a lot. The European outlook of the market is very positive. The recession has opened a lot of chances for European buyers. The appetite is still there. Of course money is not as available as two years ago, but we can see people buying into the quality of life and climate, and the opportunity to put their boats in front of a house for a couple hundred thousand dollars. These are opportunities they don’t have anywhere else in the world right now. If you compare the investment of $300,000 or $400,000 in South Florida to the same amount in Europe, what you can buy in each area is so different. If the euro becomes stronger … it has no effect for Europeans who are thinking more of the long run. Are today’s European buyers of South Florida homes all-cash buyers? The buyer of second homes is coming in with all cash. Europeans coming here, if they can get a mortgage, that’s great. Otherwise they will pay for it themselves. What is interesting is there’s a reverse relation between price and mortgage. The more expensive a property is, the less mortgage [value] is being asked for. So far, finding a mortgage hasn’t been an issue to close deals. What other Florida markets are being targeted by European investors besides Miami? There are two kinds of international clients we have. One looks for the West Coast of Florida, at areas like Naples. That is especially for the older crowd that enjoys a winter retreat where they can go play golf. Of course younger clients look at Miami, Miami Beach and up to Fort Lauderdale and West Palm Beach. Do European investors feel South Florida’s residential market has bottomed out? The idea right now is, “we should buy now because maybe in one year we will be too late because prices might be higher then.” The general thought is that if there is any future movement in pricing, it will be up, not down. South Florida has seen quite a bit of bulk condo investment this year. Does your firm represent clients interested in making bulk purchases? When prices are radically falling down here, we’ll have investors from Germany who say, ‘Let’s put a fund together and buy a bunch of houses and condos.” The interest was there, but if you look at the business model, you need a 100 percent equity deal. The rent revenue will maybe only allow you to afford to pay maintenance and taxes. These kinds of investors are doing 100 percent cash deals and waiting five years. There’s not so many of those clients around. But this is something we are starting to do, especially on the East Coast of Florida.
