Can you please define the "Purchase Date" in terms of a person building a new houose. I keep reading conflicting information saying the "purchase date" is the closing date, settlement date, and move-in date. I bought land and signed a building contract on 9/23/09 under a construction loan. The house will not be completed and construction loan ... @Justin: In the case in which a builder works on contract to build a home on a lot for which the eventual homeowner holds ownership, the “purchase” date – for the tax credit law – is the date of first occupancy.

If first occupancy occurs before 7.1.10, then the new $125K income limit applies. The old income limit was eliminated on Nov 6, 2009.

Patty, I think $15,000 could create a bit of inflation with sellers. will take away some ability to negotiate. I can see some sellers adding 15K to the price, then what happens with the appraisal. $8000 is a reasonable amount.
