As a real estate agent, hiring a professional photographer for your listings is the excellent first step toward a sale. It will not only ensure that all of your marketing materials look clean, it will also help you attract buyers. In addition a professional photographer will save you quite a bit of time and money. Before your photographer arrives, though, there are several things that you may want to do or maybe even encourage your clients to do.
First, look at what others have done in terms of real estate photography. Skim through some home magazines on a regular basis. Remember, your job here is to think about what a buyer will want to see. The more unique your photos are, the better chance you have of capturing the eye of the right buyer for your listing.
Second, when the photographer will be shooting inside the home, make sure all of the clutter is removed. This is even more so important than when you were preparing for a showing or an open house, remember the photos will most often last the life of the listing. Encouraging your clients to dump the clutter will help the home feel more spacious and welcoming, specially in a photo. If particular spaces of the home seem dark, do everything in your power to make them lighter. Gloomy works for Halloween, but dark photos make for poor marketing materials. Adding high wattage bulbs, lighter colored pillows or throws, or even hanging a mirror can really increase your sales potential.
Finally, remember the basic rule of real estate: if it doesn’t have some curb appeal, it’s not going to sell. To that end, be sure the outside of the house looks fresh. Get rid of the trash cans, mow the lawn, weed the gardens, even add a coat of paint in areas that may need it. Add some seasonal flowers to the exterior front and decks. Above all limit or even remove any holiday decorations that will date your photos. All of these simple steps will make the house look better in the photos and will increase your chance of a sale.
