Geographical competence is an issue here! I am hearing this from many realtors I call and they are so happy when its a local appraiser meeting them. Appraisers who do not have geographical competence in an area must comply with USPAP regarding competence. If they don't have it for a market, they should either decline the assignment or pair up ...
