Have you noticed that all the "easy" appraisals have gone away? "Easy," as in, a home in a 3,000 unit development of similar improvements with dozens of perfect comparables...

All of those appraisals have been gobbled up by AVMs. They are not even sent to an appraiser any more. The irony is that at the same time, AMCs want us to work on what is becoming an increasingly difficult pool of work for less money and in less time.
