existing loan for less than owed or accept a sale price for less than
the balance owed on the property. A short sale occurs when a borrower
cannot pay the mortgage loan on their property, but the lender accepts
market value for the property to sell at a loss. The bank then writes
off the difference as bad debt and a licensed real estate agent does
the negotiations.The seller’s bank pays the Realtor's
commission and all other fees to sell at the closing, so the short sale
service is free to the homeowner. Both parties consent to the short
sale process because it allows the seller to avoid foreclosure, and the
bank to avoid hefty foreclosure fees and the risk of a vacant
vandalized property needing repair. Credit reporting outcomes for the
borrower are negotiated by the real estate agent and reversal of missed
mortgage payments and paid in full credit reporting status are possible
outcomes.
