The end of the Mayfair is a sad dissertation. Knowing that the intended "Scope" of Madison Marquette is to design a boardwalk that is attractive to the 15-18 age group makes no sense, especially with this particular decision. Fun colors, a water park and mini golf are great, but eliminating family priced meals will dim the colors and exhaust revenue. Please think again.. and think more. Constructive criticism.

Personally, I suspect that the original Asbury Partners are pulling rank and, well, what improvements in Asbury Park can they lay claim to? More food for thought.

Hi Glenn - that's not really the intended scope...the intention is that there is something for everyone on the boardwalk (as you can tell from the shops, restaurants and the entertainment mix) . There's also the intention to be open year-round. Mayfair was offered their space as a year-round location.

How can MM expect the Mayfair to do business in the dead of winter? A biz such as theirs can't survive on selling one hot dog a day. The year round model for a space such as theirs isn't economically feasible as is, just like a mini golf or water park. MM didn't renovate the Mayfair space like the other business's. A biz like the Mayfair is a direct link to what a classic boardwalk is. A walk up counter, just like what you find in Coney Island, Seaside, Pt. Pleasant and on and on. There's value in that.

And honest, does the right mix include MM and AP Partners still occupying the most wasted space on the boardwalk...the 4th Ave Pavillion? Couldn't that space be better used? It's a hole in the middle of all the good done so far, and an ugly hole at that.

I also thank you for your reply, I'll echo Jacks comment though that The Mayfair being open year - round would not make sense as they are a walk-up business and the boardwalk gets a bit nippy in February!! Possibly a design modification of that space would solve your tenancy issue and allow The Mayfair to operate year-round? Some killer soups ... See Moremight just be the thing for a long cold winter. Boarding up the walk-up window (like you do at the Wonderbar) in the winter and creating inside seating might be an option. It would be sad to see The Mayfair go as I know people who come to the boardwalk and look forward to seeing the staples that The Mayfair offers.

As a fan of the Mayfair and a frequent AP boardwalk visitor year-round, I support Jack's sentiments and what Glenn suggests. There needs to be a place with decent Taylor ham and cheese in the summer, and a soup shack would be fantastic on those nippy days. The food options on the boardwalk are quite eclectic, but a veggie wrap or Cuban sandwich ... See Moredoesn't always cut it. We still need a walk-up from the beach that sells hot dogs, hamburgers and the like. Maybe to match the beach theme, the soup place could focus on chowders, with chili, stews and hearty soups for those who don't like seafood.
