The problem with landlord licensing is how is it going to be enforced? How are you going to stop slumlords from renting out property to desperate tenants?

I like the idea:

1. It would 'create' a new type of home inspection job that could be included in the current OW re-training agenda. So that the new inspectors could focus soley on inspections and follow ups.

2. Make the fee for licencing reasonable, if people pay $30 per year to get a dog licence, why can't landlords do the same to ensure that they maintain a healthy reputation within the rental community.

I've had slum lords of whom I've walked out on because they refused to give me a written lease and I've had saint lords who go the extra distance like making proactive renovations to keep good tenants in thier rentals as long as they can.

3. Make an online public registry for both slum lords and saint lords so that the rental community can decide for themselves if they want to make contact with that party.

While I realize that not everyone is a 'perfect tenant', the good ones often get overshadowed by the rotten apples. While it is legal for any land lord to collect a ton of personal info from the prospective tenant, the same can not be said about the landlord. A good tenant will not always know from the first meeting/showing that they are about to enter into a contract with a slum lord as the slum lord will put on their game face then just sit back doing nothing and collect $ while the tenant gets jipped.
