Always of benefit to go to lunch & learn events. Today I learned of a cyber fraud being perpetrated on Realtors. Their emails to title companies are being intercepted and fake wire instructions for commission checks and owners proceeds are being sent. Some title companies are going back to only issuing checks because they have had fake wire instructions. Cyber thieves are always looking for a way. It is important not to be the go between the title company and your buyer and or seller. You take on liability by forwarding wire instructions. I have always had the title company send them directly but hopefully this post reaches and helps someone

I put in a second contract for purchase for a family member. The first offer I get an email it has been rejected. The second offer I had to look up the property on the MLS to see it is pending.
Professional courtesy and honesty are the most important important things to look for when choosing a Realtor. When you are considering a Realtor make sure you at the very least you check for ethics violations and an active license.
If You are listing a property the first question you should ask is how will my property be shown? If the Realtor is using centralized showings there is often extended hold times. A call center employee then calls the owner or tenant. The owner is motivated to show their property a tenant not so much. A tenant often needs an incentive like a gift card and they do not appreciate being called by numerous random call center employees. They prefer a call from a Realtor or at the very least trained office staff. I find out from tenants their work schedule and availability ahead of time. I work to set showings at their convenience.
