Little Gables is now running as an HMO, this means that we have let out our guest rooms on a permanent basis. We are still for sale, either as a B&B, an HMO or a large family home with separate luxury apartment. If you are thinking of selling up an elderly parents house along with your own, and moving to the country. This is the house for you as you can also generate a good income by working at home. Although Little Gables is currently running as a successful B&B, there is also a possibility to run the house as a HMO with little changes needed to the property. Because the house is only two stories high, no licence is needed, just a few health and safety certificates. This could generate over £4000 in rent a month!

We are a 4 star gold rated successful B&B in South Oxfordshire currently for sale. The property consists of 4-6 letting bedrooms and a luxury self-contained 1 bedroom owners apartment. The house is a private residential house that has permission to run as a B&B. This gives the house unique flexibility as it can be run as a business or lived in and sold as a normal residential house. This is unusual in the region as planning restrictions are high due to us being in an "area of outstanding natural beauty". These restrictions stop other B&B’s and hotels from opening up, thus keeping competition to a minimum. Therefore the B&B is priced at offers over 1 million in line with similar house prices in the area. The local area has many historic towns and places of interest, including Oxford, Henley on Thames, Windsor, Midsummer Murders villages, Agatha Christie's grave and Downtown Abbey. The Ridgeway and Thames Paths are on doorstep and there are many other official footpaths and cycle ways which pass by. There is a large science park within walking distance which provides us with many regular and one off guests. Oxfordshire is frequently in the top ten best places to live in the UK and has great transport links to the rest of the country as well as being 40mins from Heathrow Airport. The property is kept to a high standard and has a full 5 star rating on trip advisor. The space is flexible depending on how many bedrooms and living space the owners require for themselves. Therefore the business can suite a family who require additional income or a couple who wish to maximise income by letting as much space as possible, There is also the possibility subject to planning, to convert out buildings into more letting rooms. We have a large rear mature garden with large terrace and hot tub. The front of the house has amble parking and a new brick drive. The house is within walking distance of a the local town Wallingford and is on bus routes to Oxford, Reading and Henley on Thames. There is a 70% occupancy rate which could be improved by running tours and special events in the winter. We have good relationships with local busineses, which could easily be grown and expanded.
