I am an HVAC contractor, specializing in air quality. I also have a good general knowledge of a healthy and sustainable home.

We have been hearing that this is going to a very wet (El Nino) winter, Here are some things you can do to minimize the risk of property damage due to water intrusion from heavy rains. Get a plumber to check all of your yard drains and make sure they're clear and not clogged.


Have a good landscaper check the grading around the house and make sure the soil is sloping away from the house. I don't recommend that you hire your gardener to do this, as they generally don't have an understanding of proper yard drainage. I often see water intrusion problems caused by gardeners improper grading or sprinkler work. Hire a specialist; an on-line search will easily locate landscaping and irrigation specialists.

It would also be a good idea to have your roof checked. Roofers call it a roof tune-up, where they look for any potential areas of leakage, and repair or seal them.

Roofers often will also install and maintain rain gutters;they help direct the rain water away from the house. They need to be cleaned and checked annually as well, particularly if you have tall trees or shrubbery around your house.

If you have a flat roof, you must be especially diligent about roof maintenance, potential for leakage is much higher.

If you have an unfinished basement, it's also a good idea to have a plumber clean and test your sump pump in the basement annually. If you don't have one, I recommend installing one. I have seen a few flooded basements, if yours contains your furnace, water heater or personal items, they will be severely damaged if the basement accumulates only a few inches of water.

Make sure everything stored in the basement is up off of the floor a few inches on some sort of plastic shelving or boxes or anything that won't rot or mold, in case water seeps in through the basement floor or walls or runs into the basement from the crawlspace.
